The location of 5-ext is located where it was supposed to be. DHA has done mapping, and designing accordingly, and this was the due place for 5-ext. Every Phase of DHA is either surrounded by a highway, Commercial markets, or Villages. This is a reality. But, this doesn’t matter because DHA always keeps its boundary walls and check posts for all Phases/Blocks.

If, people (those who missed 5-ext files, Phase-7 parkview holders, Phase-9 investors, anonymous hiders/posters like Mr. DHA) wants to willingly negate and defame M Block, then it’s a pity. Because, in the world people have vested interests, and can even find flaws in a diamond, or top-notch things.

Some important points should be noted before arguing without logic:

1. DHA treats all phases, and sectors equally. To DHA there is no importance, and love with one phase, and hate with the other. They have quotas for Army in all Phases/Sectors. So, they treat all equally, and try to do best access, linkage to all phases with others.

2. We’ve to see 5-ext NOT AS A PHASE, it’s a Sector only. It’s a sector of Phase 5 like all other blocks, A,B,C,J etc. So, it’s not fair to expect all beauties of a Phase in one sector? Just compare it with any other sector of Phase-5 and you will find it equally kept in terms of roads, main central avenue, Park, Masjid, OHT, Graveyard, boundary wall etc.. Each block of Phase 5 has a Mosque with Garden, and so does M block has the same.

3. DHA will develop it on same latest norms as they are doing development in Phases 6,7, and DHA 9 Town.

4. Mix use development area most probably will be Commercials or anything of commercial attraction as it falls direct on LRR. This is a plus from all perspectives for the community.

5. 5-ext (now M Block) is having superb, and DIRECT access from LRR, and it lies on same location, access, and linkage as C, J Blocks of Phase-5. M block has easy in, and ways out to Phase 5/6 interchange, 6 Main Boulevard, Airport Road, Phase 8, and Ferozepur Roads.

6. The average price of 1 Kanal plots in C, J Blocks of Phase 5 is 95 lakhs and above. Also, it’s important to note that DHA 9 Town “10 Marla” plots are selling at 39 Lakhs, and how much should be 1 Kanal? 70-80 Lakhs? DHA 9 Town access is much less attractive and far when compared to M block direct access from Ring Road. This is a huge plus point of M Block. It’s connection with all other phases of DHA, interchange, airport, Ferozepur Road etc..

M Block good location plots will be at par with all blocks of Phase 5 when possession is handed over. This is a fact, and history has proven the same.

Best advise is to wait and see when development is done, and possession is handed over by Dec 2012. Haste makes waste. There is going to be goodies in this M Block, and it will be connected with other side of Phase-5. You can confirm this yourself from DHA Engineering/Planning department. Don’t sell your plots at low to all these rumor and misleading commentators.

I agree all phases are same for Dha but lcations matters and hence difference in prices in a same phase. Phase v extn is cut off from phase v proper and approcah is thru phase 9. Plannng is bad. Near to ri ng road is a disadvantage. A y how full developed plots would be around 50- 60 lacs. Phase x file adds to it’s demrits being so cheap but n same area

I think its great block. Only drawback is a single entrance to M block via RingRoad.

CDW has explained it well. We agree with most of his points. The location is arguably best among the other probabilities.

There are only two major negatives, the effect of which will decrease with time.

1) The separation/isolation from DHA 5 by Lahore Ring Road is a minus but that was already priced in, no one expected it to be inside the LRR (at least since last few years).

2) A large and two small villages close to it which is also a problem in almost all new housing schemes there are very few places far from big and small villages. The best, most sought after and most expensive commercial+residential area of DHA Lahore is Y & Z block of Phase 3 which is right next to a huge Charar Village. In the long run the villages will not be much of an issue except for the plots right at the boundary with the village.

It is also important to note that it is a sector not a phase as mentioned by Mr. CDW. One cannot do good town planning with just the land of a small sector of a few hundred plots.

The price after development is complete will be around 80-85 Lacs per kanal if completed within two years time. However the initial price is expected to be around 55 to 60 Lacs for average plots (excluding best and worst locations). This is just an estimate. Actual prices depend on market dynamics, i.e. Supply and Demand.

As M block (5 Extension) is sandwiched between DHA Phase 5 and 9 it can be said that it is worst part of DHA 5 or best part of DHA 9 (some may disagree) since in practical terms it is more connected with DHA 9 than DHA 5. However, if it gets a direct connection by say an LRR underpass (probably in distant future in order to connect with DHA 9) it will be as good as (or very much close to) any other block of DHA 5 after factoring in all the pros and cons.

You have been reading negative comments by those people who knew that the location of this block is across the ring road and they used to praise and anxiously waited for the ballot. The location is very good and DHA will develop this phase M Block in a limited time and the price of one plot will shoot up to 10 million in one year.There is no negative point inn this investment so , better hold your plots.This is my opinion only and no one should invest in the property based on any single opinion.

Middle class homebuyers in urban Pakistan are increasingly demanding better facilities and real estate developers are increasingly competing not just on price but also on the quality of communities they can build.

“The living standards of people are changing in cities like Lahore,” said Mian Ayaz Anwar, president of the Zaitoon Group, a real estate development company. “That is forcing us to bring what is called ‘lifestyle real estate’ to the market, and add value to the communities, including improving the architecture.”

Anwar is referring to the increasing trend in Pakistani cities of suburban developments where entire neighbourhoods are built by a single real estate company, similar to the Levittown developments that were built in the United States after the Second World War. People are increasingly demanding that these neighbourhoods have amenities that were once considered luxuries.

“Homebuyers want security, community centres, hospitals, cinemas, parks, and even golf clubs all within their own neighbourhood so that they do not have to commute long distances,” said Anwar. “Real estate companies that offer these facilities – like Bahria Town Lahore – see their developments get sold out in no time. Bahria Town Lahore offers virtually a mini-city inside its developments.”

It was not always so. There was a time when the real estate developments in Lahore were based purely on providing housing units, with little regard for any other facilities. The military-owned Defence Housing Authority began offering a few improvements in infrastructure but the trend did not catch on until the late 1990s, when Bahria Town began offering ‘lifestyle real estate’. From then on, a trend started that has continued since.

The intense competition by real estate developers to offer such services seems counter-intuitive in a country that has a severe housing shortage. Experts in the real estate sector say the country is currently short by about 8 million units, a requirement that goes up by about 7.5% a year.

Cities like Lahore are seeing population increases upwards of 6%. Lahore’s population is expected to double from the current 11 million by 2025. But that is not the only driver of demand. Many of the residents within the city who used to live in joint family dwellings are moving into their own housing as the youth bulge increasingly comes of age and starts earning.

“Around 80% of the growth in Lahore has been along the Canal Bank, with the rest largely in DHA Lahore,” said Anwar.

That trend, however, is likely to change once the Lahore Ring Road is completed, which will provide much faster access to the heart of the city from its outer suburbs. “Many people are booking plots in projects [in these outer suburbs], in anticipation of the completion of the Lahore ring road, which is causing prices in these areas to rise,” said Anwar.

Real estate is becoming an increasingly important sector for the Pakistani economy, employing well over 5% of the country’s labour force directly in construction and much more in related industries. Yet a key hindrance to the development of the sector is the availability of housing finance. According to the State Bank of Pakistan’s latest available figures, the total value of home loans in Pakistan’s banking sector was Rs50 billion in December 2010, or about 1.5% of all loans outstanding.

To overcome the lack of housing finance, most real estate developers offer financing to their buyers themselves, offering instalment plans for the housing units they sell.
