Dear

The development work of the scheme is complete and they are offereing possession. All facilities except gas are available.
AWT is managed by Army Welfare Trust, which owns Askari Bank, Askari Aviation, Askari Cement and lot of other companies.

The combined area of the plot is 1 kanal and they are two plots combined with 3 sides road access. It is a very rare combination. It is very difficult to find two owners of such plots anywhere. In this case the owner is one.

Dear Ahmed,

That society is still undeveloped, even I have a plot in that society but i don't think its wise to sell your plot at this stage as market price is very bad for that society unless its absolutely necessary, however G-15 prices are quit good.

Last time when I visited G-16 its like KHUNDER as it was a year ago, no development planned as far as I know, but you can hope for some thing positive by end of this year or beginning of next year as G-15 already has possession so chances are high in next year that this society will start doing some progress. Once this society got NOC its good to sell your plot as in first month of NOC the prices will be double than current but don't wait too long to sell your plot once NOC is issued, as you know its GOVT department so it might take another year to start some development, in the mean time invest that money in G-15.

I would be thankful if anybody else can share info about G-16 if there is any (HOPING)

Dear Ahmed

Once NOC issued the price could go up by 50% to 100% in month frame and may reduce if waited too long after NOC as development phase may take another year to start because of being GOVT project,
current price as far as I know (but could be wrong)is from 15 to 18 Lacs for Kanal Plot depending on location, but you will hardly find a buyer at this stage.

G-15 Kanal plot price is around 35-40 Lacs (could be more by now) so after getting NOC G-16 price will be 15 - 25 % lower than G-15 kanal plot rate, and will reduce with time afterward if no development starts after getting NOC and chances for no development after getting NOC is also high.

Int city Dubai, England cluster, there are many Studio available in about 460 K, I have 10 days old info but I agree market is moving daily [to me it is bad sign] One bed flat in 650K is OK, these Flat are on MOU not transferable right now, take care not to buy Flat with long chain of MOU as Dubai Land dept may say to get NOC or signature from all the people in chain.
second thing many people are demanding 40 to 43 K annual rent, But if you want o get on rent yourself here agent can bring like 36,38 K as well, Dont get deceived by high rent of already rented Flat. Reason is people are playing this trick to trap the people, I myself was interested in investing in Dubai, but it looks hard landing is inevitable, some 30 to 50% risk of hard landing in 2 ys time. if you are still interested then go for ready or near completion properties. And quickly buy and sell in days and weeks to earn the money as gainers did in 2004 in Pak. Consider it only short term investment

Hello Fiends,

I am about to decide to give a consruction conract at Rs. 250 per sq ft in DHAI-2.
THe conractor, whose honesty is beyond any doubt,will do all the digging of basement, will do plumbing, electrical but no wood work.
Will make basemment, groung floor and first floor, boundary wall,over and under groung water tank, main gates and all "Tesee & Crundi" work.

Is this a good deal?

I know people are taking job at less rates but then plumbing/electical and other stuf always makes the sq ft rate jumping to at least Rs 50 more!
He is agreed to settle at 230 but He says that basement making is expensive for him.
The man is very trustworthy but having a reputation as being VERY EXPENSIVE contrator.
My house will inshallah be built on structure not on walls.

Can someone who had experience, assist please?

Honost people must be above market rate as they do not save from material.

I appreciate your help. There has been a lot of talk recently about LDA declared illegal schemes like Formanites homes. I am considering to buy a plot or home in Bahria Town Lahore. Does Bahria town fall under LDA jurisdiction. If so, how can I check whether any project of town like sector B, C, overseas blocks or safari villas have proper clearance from LDA and cannot be declared illegal in like a recent list of some 130 housing schemes with LDA approval? I believe you should hold it as so many development works are going on in that area especially Shahbaz Sharif is personaly taking interest to develop this area. They are broadening the main canal road and after its completion prices will rise suddenly.

Get your facts right. Check on google earth.
NFC phase 2 is only 15 km away from Thokar. That is travel distance (the shrotest distance is even less than that.) And also it is very close to some heavily populated towns like Chung, Mohlanwal & Maraka.

Moreover NFC 2 is adjacent to Bahria Town where a decent community is living already and prices are 3 to 4 times more than NFC pahse 2.

Dont forget the fact that NFC 2 has better approcah than Bahria, AWT 2, Sui Gas, and even Lake City. Once it is developed it will be quickly populated.

Do you know how far is EME from city centre. And how far do you think lake city is where price is 45 lacs per kanal with relatively inferiour approach from a narrow Raiwind road. NFC 2 has dual and fast approach from Multan road and Lahore canal rd with prices just too low. That is why it is no doubt the best medium to long term investment.

I totally agreed with Mr. Khan. I beleive it will be populated very quickly if developed as it is sorrounding by populated societies. If people can live in BT than why not in
NFC2 which is adjacent to BT which is almost at the same distance from City as BT?
In my point of view people are under estimating this society and havent visited the site and its sorrounding areas. One has to go there first and then to decide. Right now visitors can only see the sorrounding areas to check the population as NFC has started their development work yet.
Same is the case for LDA Av-1 which is in between very densely populated societies but people in this WEB site are not giving it a due considerations as most of them here are dealing in DHA or sorrounding area. There is another factor which is being restricted most of us to invest in LDA Av-1 due to the bad reputation of LDA otherwise it is a potential candidate to live and invest provided LDA develop it on time :-)

Note: These are my point of views and I am not a property dealer. I am a field engineer and know the geography of LHR very well.

nfc2 with BT or lake city.multan road is punjab,s busiest road and trailers trucks and buss moving 24 hours and disturbing life up to 400 meters around the road.At the site of NFC2 multan road is very close to canal but front of BT multan road is far.

NFC ph 2 is a great investment. It's a hidden jem. The reason the prices are low is because they don't have 1/2 hour commercials going on in national and international media like Bahria Town and Lake City.

At peak 1 kanal plot was more than 20 lacs. That time people were crazy to buy. Now same thing can be bought for a fraction of that price. I think NFC ph 2 is going to be as great society as NFC ph 1 which is one of the best schemes in Wapda Town area.

I think bahria will not allow these facilities to be used by outsiders but I could be wrong. Thanks to all of you for your nice comments. I think the main reason why
NFC2 is cheaper is that there is no development at all and there is also no date for start of development. Secondly, it is a long term investment and can take 5-10 years for possession. NFC2 is hot disscussion now a days like state life 2 was few months ago but now no one talks about state life 2. LRE recommends NFC2 but they also said it is conditional upon the start of development and the speed of development. LRE is absolutely right, please do you own full research before buying. Thanks

NFC is a safe & sound scheme. Its Phase 1 is already developed and phase 2 is to be developed. Development is yet to start but expected to start anytime now. If they start development now they can start delivering plots within next 2 years. Overall it is a very good investment because of being under priced. I have recently bought a plot in phase 2 after details study and a lot of visits to the location and surrounding schemes. They have all the land in possession and the scheme is approved by all related authorities.

Does anyone has the idea of Safari Villas in Bahria Town Lahore? prices? possession? Any experience of booking; plus points or otherwise

Frankly speaking 8 marla for Rs. 3.5-4 million 35 km away from the city center seems too much.
If you have any confirmed villa, especially 10 marla, please let me know I will ask somebody in Lahore to visit. Also please advise if you can arrange villa on instalments?

Best option will be to buy 4 new files in DHA-8 10 marla against land. Second option should be 4 DHA 9-10. 3rd option is to buy 1 kanal on ground plot in
Parkview.

Can someone tell me how much would be the development charges for DHA Phase 9/10 (1 Kanal). I know that it is hard to guess exact price but just an approx amount.

If we compare Phase 8 (10 Marla) and Phase 9/10 (1 Kanal), which one is better investment according to our country's polotical situaution.
